Routine inspections and the many reasons they are important

We carry out routine inspections at every property under management at pre-determined regular intervals. The primary role of these inspections is to advise our clients about the condition and care of their property and what, if any, maintenance is required.

We regularly talk to private landlords who have not set foot in their investment properties for years. For an asset worth many hundreds of thousands of dollars, that makes us a touch nervous.

Routine inspections also give tenants a sense of security. They are comforted to know that the Owner and the Manager take pride in staying on top of maintenance and take comfort knowing that there won’t be a long list of unattended items that could become issues for dispute at the end of the tenancy.

Inspections are also an opportunity for tenants to point out any maintenance that might be needed, which of course they are required to do as soon as they become aware of them, under the terms of their tenancy agreement.

Photos are taken during routine inspection. We don’t take a lot of photos as the directive is to be wary of photographing tenants’ personal items, so photos are generally only taken to show any maintenance or damages plus a couple of broad overview pictures.

Transparency and open communication are important, we take pride in the fact that we are a management company who have always sent routine inspection reports to both the Owner and the Tenant - there are no secrets and there is nothing to hide.
