How can I view a property?

Visit https://www.tauporentals.co.nz/book-a-viewing to determine if there are any viewings scheduled. If there is a viewing set, you may book into this and come along. If there are no bookings, or the viewing time set is not suitable, you can leave your details and a note, and we will keep you updated as further viewings are set.

How do I apply for a property?

Applications are typically submitted online through our portal. You’ll need to provide photo ID, proof of affordability, and ideally references from previous landlords or employers.

What is the standard bond amount?

The bond is equivalent to 4 weeks rent. This is held by Tenancy Services and is refundable at the end of the tenancy, provided the property is left in good condition.

How do I get my full bond back?

The best way to ensure a full refund is to follow our "Moving Out Checklist," ensure all rent is paid up to date, and leave the property clean, tidy and in similar condition to when you moved in.

What is a periodic tenancy agreement?

This is an agreement with no fixed end date and suits where people want more flexibility. The Landlord can give you 90 or 42 days notice at any time and you can give 21 days notice at any time.

What is a fixed term tenancy agreement?

This is an agreement that is set for a specific period, often 12 months. During that time, the Landlord cannot give you notice unless permitted by Tenancy Tribunal and you cannot give automatic notice either.

What happens when my fixed-term ends?

Unless we hear from the Landlord or the Tenant requesting to renew the fixed term period, the tenancy will continue as normal, but will roll over to a periodic open ended term.

What do I do in an emergency or after hours is something goes wrong?

If you have an emergency, firstly ensure everyone is safe and call 111 if needed. For urgent repairs (like a burst pipe or total power failure) we have an agent on call 24/7, phone them on 073781110.

Are pets allowed?

This depends on the specific property and your tenancy agreement. Some homes are "pet-friendly," while others may have restrictions. You must speak to your Property Manager prior to considering introducing a pet.

Can I make small changes to the home?

We want you to feel at home! Minor, reversible changes (like small picture hooks) are usually permitted under legislation, but please send us a quick written request before you start drilling or painting.

What insurance do I need?

How do you screen potential tenants?

We conduct a thorough vetting process, including background checks, employment verification, reference checks with previous landlords and credit checks when needed. We take all possible steps to ensure we find reliable occupants for your property.

How often do you conduct inspections?

We typically perform an initial inspection after the first 4-6 weeks, followed by regular inspections every 16 weeks. If your insurance policy requires more frequent inspections of if we feel we need to visit more regularly, this can also be accommodated. You will receive a detailed report with photos after every visit.

When and how is rent paid to me?

We process payments and transfer the funds to your nominated account monthly, or twice monthly, depending on your preference. Rents we collect are held in a fully audited non interest bearing trust account until paid out to you.

Who arranges maintenance or repairs?

Us or you! It can be decided on a case-by-case basis.

What happens if a tenant falls behind on rent?

We have a zero-tolerance policy for arrears. We monitor payments daily and issue formal notices if a payment is missed, keeping you informed every step of the way.

How is the rental price determined?

We perform a Comparative Market Analysis based on current local supply and demand, similar properties recently leased, and seasonal trends to ensure you get the best possible return. We review all rent rates annually and make recommendations if it is not in line with the market.

What happens if I want to sell my property while it’s tenanted?

You can sell a tenanted property, but there are specific rights the tenant has regarding viewings and the continuation of their lease. We can manage this transition to ensure its handled professionally.

Who is responsible for section maintenance?

Generally, tenants are responsible for basic weeding and lawn mowing. Major pruning or tree lopping is typically the landlord’s responsibility. These details are clearly outlined in the tenancy agreement to avoid confusion.

What insurance do I need?

We recommend you speak to your insurer or insurance broker about taking out a comprehensive house and landlord policy.
