How To Apply

If you are interested in any of the properties we currently have advertised, we suggest you first drive past the property and view it from the road. Please do not enter the property as there could be people in residence. If you are interested in viewing the property further, please click here to access our viewing page. If a viewing time is scheduled and there are spaces available, you will be able to book these viewings. If there are no viewing times scheduled or the current one is fully booked, you will be able to register your details to be kept informed as future viewings are scheduled or receive notification if the property is rented. Viewing slots are limited so we suggest you book in promptly to ensure you don’t miss out.

Once you have viewed the property, you will be invited to apply online for it. All applications should be completed and submitted within 24 hours of the viewing. The property manager will then keep you informed of the status of your application through this platform. A property must be viewed by the applicant or their representative before any application will be considered.

Standard Fees and Charges:

If your application is accepted the property manager will formally advise you in writing of the process.

If you choose to proceed, an Option Fee of one week's rent will be required immediately to confirm. This amount will then form payment of your first week's rent on the signing of tenancy paperwork. If you change your mind and the tenancy does not proceed, this amount is non-refundable.

The tenancy paperwork will be available within 1-2 working days for all parties’ signatures.

Before the commencement of the tenancy, the bond, equivalent to 4 weeks’ rent, is payable before keys are released and access to the property is granted.

What Makes a Good Tenancy Application

Are you looking to apply for a rental property, but aren’t sure how to put your best foot forward? Here are some of the top tips when it comes to applying for a rental property:

At the Viewing

  • Prior to attending, read the listing thoroughly. This will ensure you are aware of the key points and there will be no surprises when you view.
  • Engage with the property manager at the viewing and feel free to ask any questions you may have.
  • Please don’t park vehicles in the driveway or in areas that may block in others.
  • If you are bringing children along, ensure they are respectful of the property and the other attendees.

Application Process

  • In short, a good application is one that is completed in full and has all your information clearly answered on the application with all supporting documents attached. This makes the process that much easier and quicker for everyone. Ensure you tell us about yourself and your current situation in the application notes. The more information you can provide, the higher your chance of acceptance.
  • If possible be flexible with your moving date. Being prepared to move in at the available date or close to it, may improve your chances of success.

Referees

  • Make sure all referees are aware that you are applying for a property and ensure they’re happy and available to answer any questions. Sometimes these calls can come as a surprise to referees who are less than willing to give out a reference over the phone. Again, this further slows down your application and may mean you’ll potentially miss out on the property.

Honesty

  • Always be honest on your rental application. Ensure that all information you provide is accurate, if any discrepancies are found, the application will likely be unsuccessful
  • If you would like the landlord to consider allowing you get a flatmate or have a pet be upfront about this expectation. It’s always better to have these conversations before applying to ensure neither you nor your property manager are put in an uncomfortable position after you’ve begun your tenancy.

First Time Renters

  • If you are a first-time renter, you may be concerned about proving your rental history. Don’t worry, the main things your landlord and property manager will be looking for are your ability to meet regular rental payments, to take care of the property and meet the terms and conditions of the rental agreement.

Application Completed

  • Typically, after the tenancy application has been processed, it gets presented to the Property Owner to decide how to proceed. You will be notified if you are accepted or unsuccessful.

  • Application Declined

  • If you do miss out on a rental property, don’t be disheartened! Once you have completed an application with us, your application is then saved making the process easier next time. Regularly check what other properties we have and keep trying.

  • Availability

    • Our available properties change regularly, we suggest you look daily on our website daily to ensure you secure a space at the first viewing if possible. A lot of properties are rented at the first viewing so there may not be another opportunity to view. It helpful for our Property Managers if you note when you can view the property, this way they will do their best to accommodate you when scheduling viewings.

    Limits on Numbers at Viewings

    • The number of people who can view a property at any one time has to be limited. We are sure you understand that existing tenants may not be terribly happy to have an excessive amount of people coming through their home. It is important to book in promptly if viewing times are available.
