Expectations
for your Property when your tenant Vacates

When your tenant moves out, we give them very clear guidelines on how to leave the property to avoid any issues with their bond or delays for you and your new tenant.

Exterior

  • Lawn mowed, edges trimmed and all clippings/compost removed from section
  • Weeds removed from lawn and garden beds
  • Verandas/patio, garage/carport, driveway and paving swept, free of debris. Any oil stains to be removed.
  • Weeds removed from paving.
  • Animal droppings and evidence of animals to be removed.
  • No rubbish to be left on the premises - empty recycling bins.

Interior

  • Carpets - ensure any marks or stains have been professionally removed - the Landlord reserves the right to claim the cost of professional cleaning if required. Also please note that "do-it-yourself" machines can cause damage and we do not recommend them.
  • Hard floors to be washed.
  • Bathroom floors, shower and tiles and grout clean, shower/bath/vanity drains cleared out.
  • Bathroom glass cleaned, shower screens, mirrors, etc…
  • Toilet including the seat and pedestal thoroughly cleaned.
  • Windows cleaned inside and fly screens brushed.
  • Window joinery including runners, sills, tracks and skirting boards clean.
  • Oven, shelves, grill, drip trays and hot plates clean. Oven surround and control panel also cleaned.
  • Rangehood cleaned including filters.
  • Kitchen benchtops and cupboard doors cleaned.
  • Cupboards and drawers cleaned, both inside and outside surfaces.
  • Kitchen and laundry sinks cleaned including plugholes and drains.
  • Light fittings cleaned, with insect spots washed off including ceilings.
  • Replace any lightbulbs that have blown or are missing.
  • Marks removed from walls, doors and around light switches and power points.

We are not legally obligated to contact tenants if the items listed remain incomplete; however, we will make every effort to work with them if any outstanding tasks need attention.

Should these items not meet the required standard during the final inspection or after further discussions, we may arrange for them to be completed, with any associated costs deducted from the tenant’s bond.

Tenants have a limited timeframe to resolve any remaining issues before we proceed with arranging the necessary work on their behalf, ensuring there are no delays in the transition to new tenants or other use of your property.

As part of our vacating service, we can also connect your vacating tenant with moving services to transfer utilities to their new property. Our services and processes are designed to offer a smooth transition for all parties.
