Pros and cons of using a Property Manager
I read a blog recently that drew the conclusion that when you hire a Property Manager you lose control of your investment. I thought that was very inaccurate and here is why:
A property manager does all the heavy lifting but involves you in the decision making. There is a lot about owning an investment property that many people find unpleasant -
- Tenant selection involves saying no to people you’d like to say yes to, or saying no to people you wish you’d never had to meet.
- Managing a tenancy through an unexpected crisis means you sometimes have to be the bad cop and make very tough decisions.
- Being audited and finding your paperwork is insufficient, confusing, plain wrong or incomplete.
Working with a good Property Manager makes it far less likely that you’ll be up at night worrying about the big four – rent arrears, damages, an empty property and unreported maintenance. And we all know a good night’s sleep is worth a lot!
Good property management isn’t just about collecting the rent and charging a fee, it’s about protecting your investment, maximising your return and getting on with the rest of life.
A good Manager will do a better job than you can (no offence) and will be worth the money you pay for their services. Owning an investment property is something you have invested a lot of money and time into acquiring, and the ongoing management is not a passive activity. The property and the tenancies need to be actively managed over time to ensure you are maximising your return and minimising your risks.
The less measurable but equally important in value benefits are:
- A good Property Manager will usually form a very positive relationship with both the property Owner and the Tenant.
- Tenants often prefer to live in a property managed by a reputable Manager because they know everything will be done by the book, this means they feel much more secure.
- Horror story tenants are less likely to end up in a managed property, they know their chances of success are slim and usually target the private Landlord market.
